Our Associates are committed to provide you with the following services to help sell your property. This Coldwell Banker Seller Services Guarantee is the commitment that Coldwell Banker and your Coldwell Banker Sales Associate will perform the services stated below as part of the exclusive listing agreement on your property
1. AGENCY ALTERNATIVES We will review the agency alternatives and representations that are available to you and to potential buyers- Seller Agency, Buyer Agency and Disclosed Dual Agency. The representation of your interests and my role as your agent for the different agency relationships, will be thoroughly presented to you for your consideration.
2. MARKETING ACTION PLAN We will present to you a custom Marketing Action Plan- A formal written plan for marketing your property. This may include an open house to be conducted when appropriate and as agreed to in advance with you.
3. COMPETITIVE MARKET ANALYSIS We will provide you with a current Competitive Market Analysis, and will assist you in determining the most effective list price for your property.
4. FINANCING ALTERNATIVES We will show you various financing alternatives for buyers of your property, and discuss the likely impact of each alternative on your sale.
5. ESTIMATED PROCEEDS We will furnish you with an estimate of the proceeds you can expect from the sale of your property.
6. HOME ENHANCEMENT We will develop a plan to enhance your property’s ability to attract buyers, as described in the Coldwell Banker Home Enhancement Guide.
7. COLDWELL BANKER ACTION TEAM We will present your property to the Coldwell Banker sales team. I will share with you the team’s review and recommendations to help you realize to best price obtainable for your property.
8. PROMOTION TO OTHER BROKERS We will promote your property to other reputable, professional brokers and sales associates in the area.
9. MULTIPLE LISTING SERVICE We will prepare a plan for your property to appear in the local Multiple Listing Service. The information will be submitted by the date we have selected for the property’s debut on the market to achieve maximum impact.
10. PROPERTY INFORMATION We will make information on your property available to local and out-of town buyer prospects. Additional copies will be available for sales associates and prospective buyers at your property.
11. DIRECT MARKETING We will distribute promotional materials on your property to key market areas to attract potential buyers.
12. COLDWELL BANKER SIGN We will place a Coldwell Banker FOR SALE sign on your property, to help generate calls to our office from prospective buyers.
13. ADVERTISING We will review with you our advertising program including Coldwell Banker Online, our World Wide Web site designed to generate buyer prospects for your property.
14. SELLER DISCLOSURE We will present your written disclosure regarding the condition of your property to buyer prospects to assist them in preparing an offer. You will keep me informed of any changes in the property and keep the information current on the disclosure form.
15. HOME WARRANTY We will provide you with information regarding a warranty on the operating systems of your house, to increase the marketability of your property and help reduce your liability to the buyer.
16. MARKETING ACTIVITY REPORT We will provide you with a Marketing Activity Report on a regular basis to keep you informed of competitive market conditions, buyer activity, and the actions we have taken to market your property.
17. HOMEFINDING PROCESS We will review with you the Best Buyer Guidebook to acquaint you with the
home finding process that buyers are most likely to follow, including financial qualification, property selection, financing options and closing process.
18. QUALIFYING BUYERS We will ask financial qualifying information on all buyers submitting a purchase offer. Our goal will be to pre-qualify or pre-approve the buyer through a reputable lender.
19. PURCHASE OFFERS We will review all purchase offers as they are presented, and we will negotiate on your behalf to reach a purchase agreement with terms that are favorable and protective for you.
20. CLOSING THE SALE We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction.
21. AFTER-SALE SERVICE We will contact you after the closing to follow up on any remaining details or service needs.
22. RELOCATION ASSISTANCE We will provide you with details about our relocation and referral services, which are available to you at no cost, regardless of where you are moving.
Should Coldwell Banker not perform the services as stated above, you are entitled to terminatethe exclusive listing agreement on your property. Please keep in mind that various state and local regulations and practices may restrict some services. Written termination notice must state reason(s) for termination and must be preswith an opportunity to correct the situation within a 24 hour period following the delivery of the termination notice. If the exclusive listing agreement with you is terminated, the termination provisions of the exclusive listing agreement shall apply.ented by you in person to the Office Manager. Our Associates are committed to provide you with the following services to help sell your property. This Coldwell Banker Seller Services Guarantee is the commitment that Coldwell Banker and your Coldwell Banker Sales Associate will perform the services stated below as part of the exclusive listing agreement on your property.
1. BUYER COUNSELLING SESSION We will conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.
2. BUYER AGENCY ALTERNATIVES We will discuss agency alternatives for you and the sellers.
3. BUYER REPRESENTATION AGREEMENT We will present and explain to you the representation agreement and the special services and benefits it offers.
4. BEST BUYER GUIDEBOOK We will provide you with a copy of the Best Buyer Guidebook and explain how you can use it as a road map through the home-buying process.
5. FINANCING PRE-QUALIFICATION We will offer to arrange a pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and to increase your negotiating strength.
6. COLDWELL BANKER TEAM SEARCH We will present your property-search criteria to the Coldwell Banker sales team. Our goal is to present you, when possible, with properties as they debut or before they appear on the open market.
7. PROPERTY SHOWING We will show you properties that meet the criteria you have selected.
8. PROPERTY EVALUATION We will discuss the positive and negative features of a property that may affect its value and future resale.
9. PROPERTY DISCLOSURER We will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
10. REVIEW OF WRITTEN SELLER DISCLOSURE We will thoroughly review with you the seller’s written disclosure statement to enable you to accept or specify the remedy for each fault disclosed. Remedies for any disclosed faults should be addressed in the offer to purchase.
11. APPRAISAL CONTINGENCY We will explain to you the
option of an appraisal contingency.
12. HOME WARRANTY We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
13. BUILDING & TERMITE INSPECTIONS We will recommend that you obtain professional building and termite inspections.
14.ESTIMATE OF FUNDS REQUIRED We will provide you with a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
15. OFFER PREPARATION We will prepare a written offer of the property you choose to purchase, with terms approved by you.
16. BUILDING & TERMITE INSPECTION REMEDIES We will work with you to request the Seller to remedy the items you specify after your review of the building and termite inspection reports as your Offer to Purchase specifies.
17. NEGOTIATION STRATEGY We will prepare a negotiation strategy for the property you have selected, including a written Competitive Market Analysis and advice on the initial price and terms to offer where permitted.
18. OFFER PRESENTATION We will endeavor to present your purchase offer directly to the seller in the presence of the listing associate.
19. WALK-THROUGH We will accompany you on a walk-through of the property (if one is provided for in the sale contract) before closing, and we will assist you in dealing with any problems discovered during the walk-through.
20. CLOSING THE SALE We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction.
21. AFTER-SALE SERVICE We will contact you after the closing to follow up on any remaining details or service needs.
22. SERVICE SATISFACTION SURVEY We will provide you with a confidential opportunity to give an evaluation of our services.
Should Coldwell Banker not perform the services as stated above, you are entitled to terminate the exclusive listing agreement on your property. Please keep in mind that various state and local regulations and practices may restrict some services. Written termination notice must state reason(s) for termination and must be presented by you in person to the Office Manager. You also agree to provide Coldwell Banker with an opportunity to correct the situation within a 24-hour period following the delivery of the termination notice. If the exclusive listing agreement with you is terminated, the termination provisions of the exclusive listing agreement shall apply.
